“Non-Realtor” Realtor.

I was once hired by a couple of Hollywood hotshots who were moving to NYC from LA and didn’t want to deal with the wheelings and dealings of your typical realtor.  So they hired me to comb through apartment listings, contact certain real estate agents, ask questions, do research, set up appointments, and guide them around the city as they went to check out the potential living spaces.  Was I in anyway certified for this kind of work? Nope, never had a shred of experience.  In fact, I got the job by responding to the status update of a friend of a friend.  I think it was something along the lines of, “Anyone need extra work?”  Oddly enough, that was neither the first or last side hustle I found through facebook.  And it paid pretty sweet.  We had agreed on $20/hour, but they threw in some generous bonus.  It’s pretty amazing how much you can do and how far you can get just by being competent and professional.

Renting a Room to University Coop Students – and only University Coop Students!

In order to make headway on our massive debt repayment, we rent a room in our basement to coop university students who are on four month work terms in our city.  We advertise on a housing website from that university once each term (unless we get returning students) for $25.

The rent is $460 and includes:

• a bedroom with furniture
• use of the downstairs living space including a gas fireplace (we don’t even use the basement anymore, so they have the place to themselves)
• bathroom with shower
• kitchenette including full fridge, micowave, 2 burner hot plate and toaster oven
• internet access
• use of laundry on our main floor
• use of our swimming pool and barbeque in summer
• occasional dinners with us and our family on Saturday nights

The rent does not include:

• food, toilet paper and other paper products, laundry soap
• linens and bedding
• cable (we used to have cable but have recent cut this and the TV downstairs is not digital, the kids never used to watch the TV so no big deal)

Transportation:

• We are close to bus routes
• Some students have their own vehicle
• Other students also bike to their place of work in good weather.  We are near a number of high tech business parks.

We prefer to only rent to this type of renter and only from this university for the following reasons:

• highly recognized university and program and the quality of the renters reflects this
• the terms are maximum four months, if we ever get a tenant who is really messy or we don’t get a long with, we know the worst case is 4 months and we will not rent to them again

We’ve had very good success going this route. We require a $100 deposit to secure the rental for new students.  Many students rent just from seeing pictures on line and do not even visit ahead of time.

Our kids say that we are very generous and obliging including the renters in family dinners.  We say we like to treat them the same way we would want our kids treated if they were in a similar situation.   Would you like your kid to rent from us?

Refereeing sports

Back in the late 1990s I was in high school, and none of the ladies were talking to me (of course, I didn’t talk to them either, so it wasn’t entirely their fault). I’ve always been a sports nut, so I jumped at the opportunity when the school started recruiting officials for the upcoming basketball season.

After a one day training session and an easy test, I was good to go. My total start up costs were under $100, and I made $20 per hour and a half game. I’d usually do two a night and be back at home by six for dinner. It sure beat minimum wage at my Dairy Queen job, which was a whole $5.50 per hour. Plus I managed to burn off some of the calories gained from said Dairy Queen job.

These days the same gig pays $30 per game. Once you get in the system it’s easy to branch out into other sports. I know a guy who takes home an extra $3,000 just from 3 months of basketball reffing. Sure, you get yelled at a little, but there’s nothing more satisfying than kicking an obnoxious coach out of a game.
