Many people prefer living in a condo because of the convenience and “prestige” it provides. But while the price is a major factor to consider in buying one, there are other things you need to look into as well. Here are eight tips to help you choose the right condo for you and your family:
Choose the Right Location
Before you dive right in and sign a contract, consider first the location of the condo you are interested in buying. It is the starting point in selecting a new launch condoon Property Guru for your family. Do a little research and find your ideal place. Does it have to be near your workplace? Should it provide you with easy access to public modes of transport? If you have kids, you might also want to consider whether there are schools in the proximity. Also, check out if there are nearby convenience stores and supermarkets.
Determine the Type You Prefer
A condominium can either be high-rise or low-rise, so it depends on what your preference is. If you like to have a place that is quieter and private, you might consider getting a unit in one of the top floors of a high-rise condo. If you are not into heights, and you prefer more encounters with other people, then a low-rise building might be good enough for you.
Check the Amenities
Keep in mind that aside from the location, a condo’s price is also variable depending on the amenities it has. When you visit the condo you are interested in, check whether it has all the facilities and amenities that you need. The typical ones include a swimming pool, a gym, children’s playground and a function room. Evaluate whether the price you are going to pay for the condo is equal to the value of the facilities it provides.
Know Your Developer
Purchasing a condo is an investment, so you have to ensure that you will get nothing less than the best. It is highly recommended to know more about your developer beforehand. Learn more about the credentials, development, and quality of their projects.
Look for a developer with a great portfolio, with projects completed and delivered on time. As the City News states, as a buyer you can outright demand compensation if the turnover of a unit is unreasonably delayed.
Learn About the Payment Scheme
A majority of developers provide different types of payment schemes, especially for installment buyers. There are some, however, who would require you to pay in full before allowing you to move in. If you are hoping to buy a condo on an installment plan, choose one that matches your income flow. Also, be wary of any additional costs that you might be asked to pay, such as property taxes and title registration fees. Ask your agent to give you a written breakdown of your installment scheme, so you can always stay on track.
Be Informed About Loans and Insurances
You also need to know well about the type of bank loan that is most suitable for your needs. If you are on the verge of owning a brand new condo, Cooler Insights says that as much as 80 percent balance can be coursed through a bank loan with only an annual low-interest rate of 1.3 percent. You or your real-estate agent can approach several banks to inquire about this; however, you might want to do this personally, so you can better evaluate them yourself and even get a better deal. Just ensure you have the necessary documents, such as income statement, pay slips, etc. They might also ask for your condo’s insurance coverage, so prepare this in advance as well.
Meet Your Neighbors
Knowing who your neighbors will be is another useful tip you could use in selecting the best condo for you. You can be a little nosy and find out more about the other tenants in your building. If you are an expatriate, you might be interested in living with other expats like you. If your family is into pets, then you might have to check whether the people occupying the neighboring units are fine with it. You might also want to consider the number of residents in the building since you will be sharing all the condo’s amenities and facilities with these people.
Understand the Rules
Your condo will be implementing certain rules and regulations, and as a resident, you are expected to adhere to all of them. For instance, there are some condominiums that prohibit pets and other animals in the building. Other condos forbid you from changing the color of your wall or using a brightly colored curtain on your windows. Request for a copy of the building’s deed of restrictions and read them thoroughly. This way, there will be no surprises once you move into your unit.
The price alone should never determine whether a property is suited for you or not. There are a few other things you need to consider before signing a contract and buying a condo. Do consider the tips above to make the best decision.

Choosing a condo for me entirely depends on the proximity from my work. Of course, I agree with you on having it near a public transportation hub. Neighbors are a big factor for me as well. I prefer a quiet floor at night when I tend to usually focus. Appreciate the tips, Pauline! 🙂

I love that you mentioned the importance of not only getting to know the neighbors, but also considering the number of residents because of the fact that we’ll have to share amenities with them. I’ve heard that after a certain number of residents, facilities are required to provide further amenities. Is that true? I’m looking for a condo to rent right now and I’ll have to keep these great tips in mind throughout the search!

You advised getting to know the neighbors before you move in, and see if they are people you would like to live next to. I’ve been thinking about moving my family into a condo, and wanted to make sure I chose the right one if we did. I’ll have to talk with the neighbors, and see if it’s the right community to raise my family. Thanks for the great advice.

I love your point about finding out who the other tenants in your building are. It would be nice to know who you are living by, and if they are going to be noisy. Plus, you might be able to meet some new friends that you can bring over to your new place.

These are some great tips for finding the right condo. I like how you said to decide which type of condo you prefer. For me, I think the top floor of a higher building would be best. I like the peace and quiet.

I feel like your suggestion to do a little research before buying a condo could make all the difference. I’ve been contemplating about getting a condo, but I’m real picky about location. Taking the time to research everything there is about the area would definitely help me feel more comfortable about my purchase.

This is actually a very helpful article when it comes to choosing the right condo unit for a family. But in the end it’s still up to the buyer on what type of condo he/she will purchase and how he/she will manage it. Keep it up!

My wife and I have been looking into buying emerald grande condos as a way to have another investment for our future, and I think that it would be smart to get a couple of tips first! I like that you talked about meeting your neighbors, which I think would be good for us while we’re looking at emerald grande condos, particularly if we’re going to rent it out. I think we’ll have to do some shopping around and talk to the neighbors about the property as well as getting to know them would be helpful in us making a decision of whether or not to buy one of these emerald grande condos! Thanks!

I personally love condos and been living in one for quite some time now. But I must admit, I am not the huge fan of the strict rules. I understand that they need to keep it clean and tidy, but it feels a bit too much sometimes. I think condos are great for single people or young couples, but not the best options for large families I guess. Of course the amenities and the facilities are just great perks of living in a condo. This article is a must read before buying a condo. Thank you for sharing it. 🙂

Your tip on checking about loans when you choose a condo is really helpful. You would probably want to know what kind of loan you qualify for before you choose a home. My husband and I are looking to buy a condo, so we’ll have to find one after we get a loan.

You make a great point about first deciding where you want to live. Making sure it’s near something like your work, a park, or a good school seems pretty important. My husband and I would love to buy our first condo at some point. We both spend a lot of time commuting to work. Looking for something closer to our jobs might be a huge help.
