Increase the Value of Your Home with the Right Renovations

When you picture your dream home, you might imagine a large and airy kitchen, a perfectly landscaped backyard and a large porch or patio for entertaining. The odds are good that your current home lacks all those features of your dream home. If the time comes when you need to put your home on the market, you’ll find that shoppers want homes with your dream home features and are willing to pay more for those options. Doing a few renovations on your home can add significantly to its value and help you get more in the long run.

Repair the Roof

Home buyers often hire an inspector who will look over all areas of the home for any problems. If the inspector finds that the roof needs repairs, those buyers may walk away from the sale or ask that you pay for the repair yourself. Taking care of your roof before you put your home on the market can help you get more money. Many roofing companies offer a free inspection that will tell you what is wrong with your roof and a free estimate to show you how much you need to pay for those repairs. Replacing broken shingles, fixing damaged flashing and repairing any leaks can add significant value to the property.

Kitchen Updates

One of the best ways to add value to your home is with a simple kitchen update. Keep in mind that the more the renovation costs, the less money you might get back later. There are lots of little things you can do to your kitchen that will make it look brighter and fresher without requiring that you spend a lot of your budget. Stripping the cabinets and applying a new coat of paint or stain can completely transform the room. Swapping out the appliances, painting the walls and installing a new sink can help too.

Upgrade the Bathroom

Buyers today want bathrooms that are in good condition and have a light and airy look. The next time you hop in the shower, look over your bathroom with an objective eye to identify issues buyers might find. Some of the renovations you might do in your bathroom include replacing an outdated vanity or counters, changing out the sink and bringing in some new lighting. You can also add value when you bring in some new storage options that provide buyers with more space for their belongings. If you have a little more room in your budget, consider installing heated floors in the room. Some bathroom renovations can quickly become complex. In such a situation, consider hiring a plumber or licensed professional. The majority of plumbers in Los Angeles and other major cities will have vast experience in bathroom plumbing updates.

 

Make Your Yard More Appealing

When looking for ways to add value to your home, pay attention to the outside of your home as well as the inside. Landscaping your yard to clean up the lawn and bring in some new flowers will appeal to buyers. You can also add value with a hot tub that provides buyers with a place to relax and unwind after buying your home. Though some think that hot tubs are quite expensive, you can easily find affordable hot tubs that work within your budget and include great features like remote temperature control and ample seating.

Adding value to your home is as easy as spending money on the best renovations, including bathroom and kitchen upgrades.

    The kitchen and bathrooms are where its at. Not to mention staging the home when you put it up for sale. We are in the process of selling our home now and curb appeal and little things make a big difference. I would say don’t go overboard with updating you never know what the other persons taste are. Some people just want the location and neutral colors work best.

    Indeed, upgrading your bathroom isn’t one that people think of a lot, but can really improve a home. Bathrooms have many styles they could be, but a safe bet can be having lighter colors. Most buyers love bathrooms with a lot of light.

It seems like I would need to get busy on my home renovations for now. Since pretty soon my wife and I are going to be selling our home in a couple of months ahead.

    It is one thing to do home renovations for your home when it isn’t totally necessary. I can see it as a whole new level of issues when the house is broken and absolutely needs to be repaired. When your home requires you to fix something, you may have less artistic freedom to fix the issue your way. At that point, it gets difficult to know how to fix the issue and save money simultaneously.

    I never thought about how the roof might add or detract from the home value. I was planning to focus on plumbing and kitchen repairs, but I will definitely get my roof looked at as well. I would hate to be expecting to get top dollar and have a deal fall through because the roof has problems!

    I would hate to have buyers walk because we didn’t do the repairs we needed to. I know we have a few missing shingles, and I have no idea if that has caused additional problems.     I didn’t know that lots of roofing companies will do inspections for free. That makes me a lot less worried about our roof. We are wanting to sell our home later this year, but I know our roof will only last one or two more winters. Hopefully an inspection will help us know for sure what condition it’s in.

    I hadn’t known that some roofing companies offer free inspections to check for problems. Having a nice-looking roof is a great sign to prospective tenants, so, as you said, fixing problems before hand will make it less likely for people to walk away from the house. There’s no harm in getting a roof inspection so you can insure that there are no problems, so you might as well do it if you can find a contractor to do it for free. Thanks for the tips.

    There is one more thing to consider when you value a home improvement: the pleasure you get out of it. You may not be able to quantify it exactly or easily, but there is definitely a value there. For example, we remodeled out kitchen a few years ago and we had us in mind. We like to cook, which is why we designed a kitchen that supports cooks. I have no idea whether the next owner will appreciate the kitchen as much as we do, but that does not really matter to me now since I am not selling the place.

I would have never thought that the roofing was one of the most important repairs to keep up on.     I like your post very much, such an informative post…….. Membrane roofs are among the longest lasting and most water resistant types of roofs available on the market.Membrane roofing sheets are directly installed over the roofing structure without the need for installing a separate vapor or moisture barrier. Insulation may also be placed under the membrane in order to provide some form of thermal resistance. The membranes can then be attached in any of the two ways.

    They can be treated with a special sealer that enables the sheets to chemically bond or they can be heated so that the seams melt together. Any of these methods, when used will help create a neat and seamless installation which is very important and useful at keeping the building free from water.

    I really like your post! These tips look really benificial whenever someone wants to renovate their space.

    Renovation needs much planning and we must have second option if the first plan fails.

    The ball is often a rubber grooved cover for the motor which a the main Dyson DC15. I would never have wanted that you take benefit from me like I took good thing about these people.

    The delivery man who appeared had a hard time getting the stackable in the space, but he managed.

    I know that when we were getting ready to sell our home, replacing the roof took top priority, followed by the kitchen. We live in a very windy area of Chicago and had been losing shingles left and right. Since my husband works long hours and I’m not fond of heights, we hired a contractor to come out and make the repairs we needed. Our house sold so quickly once it went on the market, it was a fix well worth our time!
