The landscaping is so very critical. It’s the first impression of the property and key to getting people in the door. Weeds, overgrown grass and bushes, and huge dirt areas all shout “lots of work here” and can be big turnoffs to potential buyers.

I’m HUGE on the whole curb appeal thing. I love landscaping and how awesome it makes your house look. For just a hundred bucks and a trip to Home Depot, you can really make the outside of your house look like its worth thousands more than it really is.

We were really lucky, in that we bought our house from a home reno company that flipped houses. Unfortunately (for them) they took a pretty big loss on our house because of the market timing, but their loss was our gain. They reno’d the entire thing (though not with the BEST quality materials – just mid quality) and we are loving it.
We’ll eventually replace the floors (maybe in 5-6 years – just before we decide to sell it) and of course re-paint, but other than that, they did a great job on cabinets etc. We do have to work on the curb appeal a bit. It looks great for the most part but we have this pesky mole that won’t leave us alone and keeps digging holes in our nice grass!
