You hear it all the time, it’s a buyer’s market, but if that’s the truth, than why is your home still on the market? You’ve invested all of your money into flipping a property and now it’s just sitting….Sure there can be plenty of reasons why your home isn’t selling as fast as you’d like it to, but if you’re not advertising it properly, how will others know it’s for sale? All too often, homeowners interested in selling their properties get so eager to make a sell that they forget the intricate details that make a home attractive to buyers in the first place. If you haven’t done much for marketing and advertising your property, chances are it’ll be sitting on the market days, even months from now.
Using Your Online Resources
It goes without saying that today’s buyer is certainly more technologically dependent. They check online advertisements, real estate sites, and social media platforms to get leads on what’s for sale. It is important for you as the seller to tap into as many online resources as you can. It broadens your list of hopeful buyers, and with any luck will generate leads that turn into a sell. Here’s how you can use the internet to your advantage:
- Advertise through local listings – most buyers are looking at advertisements online to determine which houses they find of interest. Look into free and/or affordable opportunities to post your listing online. Utilizing sites like Craigslist for instance can work to your advantage.
- Use Social Media – social media is the go to place for millions of online users. If there’s anywhere that you should be advertising your property for sale, it should be here. Remember to post good pictures of the interior and exterior of your home so that they get an idea of what you have to offer.
Signage
Though digital marketing seems to be the latest trend for all types of business, that doesn’t mean you should throw traditional methods by the wayside. Signs and banners go a long way to get the word out in your neighborhood about your property. As people view your advertisements online, there’s a high possibility that they’re also going to drive by to see its potential. Signs can be used in various ways when advertising your property:
- Yard Signs – yard signs are great for grabbing the attention of those passing by. A well designed for sale sign could generate a significant amount of leads.
- A frames – If you’re planning an open house, then you’ll love the idea of posting a-frame signs outside of the property to draw in some viewers. Esigns.com A frame signs are a great way to grab someone’s attention with very little cost and effort, especially if you include bright bold colors to attract walking and driving traffic. You can do everything online and just prop up the sign when it gets delivered to the front door.
Curb Appeal
What’s on the outside of a home can often give an impression of what might be inside the home. Take a look at your home’s exterior. Does it look neat and clean? Are the yard signs visible from the street? All of these factors matter when advertising your property. Unkempt landscaping, missing bricks or siding, debris, or just an improperly maintained exterior can cause a good buyer to look elsewhere. Tend to the outside of your home to make it look more appealing. Even if you don’t pull out all the stops its necessary to clean the lawn, and fix any obvious exterior damage to the home.
This is just a few ways that you can help speed up the home selling process. By utilizing your online resources, investing in customized signs, and ensuring that your property’s curb appeal is up to par, you should begin to receive a lot more requests from interested parties. If not, you may want to consider assessing other factors that could be holding up the process.
Letting the public know about a house is one way to get the best offer out there. But, it doesn’t stop there! Maximizing it increases your chance of it. Using social media I guess is really one effective tool! Happy New Year Pauline!

Curb appeal and staging inside the home are big ones. Some people can look past those things and see the “bones” of the home. But a lot of people just see the cosmetic issues. I’ve been at open houses where people have commented on the ugly paint colour as if its something they would consider before putting in an offer.

I have an interesting situation. My home is not the newest looking place on the outside. The inside is completely redesigned with new walls and floors and even new cabinetry. Would the fact that my house from the outside looks old, decrease my chances of selling even with a completely new looking interior? http://www.haringrealty.com/getagent/Pages.php?Page=0000683028
In the next few months, I’m going to be relocating for my husband’s work. That being said, we have to look for a new house as we sell our old one, and I’m worried about selling our current house in time. I think these tips you shared for selling flipped houses will certainly come in handy, especially the one about curb appeal. Right now, our exterior is quite old and somewhat faded siding, which I would like to replace to help sell the house faster. What kind of siding would you recommend for durability and looks?
Advertising is everything when selling. People need to know it’s there and what to expect from it. You can’t just put a picture up of the outside with your phone number, not a lot of people are going to call, because that seems suspicious. Put down different features it has, take pictures of those features and all the rooms, and leave more contact info than just a number.
Thanks for sharing such great tips. Using online resources is the best way to sell a house quickly. We can easily get many leads from advertising on social media and local listings. We just need to put more efforts.
A siding job is not something that you can start and then finish as your own leisure. Once you have torn up the old structure, you only have a few days to make sure that you get the job completed. After all, if a rain or snow storm were to materialize when your walls was completely torn off, the damage you could sustain could be very expensive.
Curb appeal is the first thing you should take a look at if you can’t book viewings. If your home doesn’t look appealing at first glance, there’s no reason someone would request to see it. Great advice.
I like your advice to maintain the exterior of your house when trying to sell. Even if the house looks beautiful on the inside, potential buyers will often overlook a house with damaged walls or unkempt lawns. Taking the effort to check your siding or bricks for damage and to keep everything clean can go a long way toward finding a buyer. Thanks for the article!
Using online resources is a good way to get your house listing out there. I see so many home selling posts on Facebook now, and theres always someone interested!
I really like your advice. I agree, sellers should definitely take advantage of all online resources. It’s one of the best ways to bring in extra foot traffic.
Awesome post! Signage is certainly important, making sure you have the best signs made in order to draw in more people is key. Thanks for sharing!
